The Building Safety Act came into force on 28th June but the secondary legislation giving effect to its provisions came into force on 21st July and the Govt has published accompanying guidance for leaseholders about the financial protections now available to them under the law.

The guidance is divided into 6 sections:

  1. Am I affected by the new laws?
  2. How do these changes affect my lease?
  3. My building has cladding defects that need to be fixed
  4. My building has non-cladding defects that need to be fixed
  5. Who pays when leaseholders don't?
  6. What are my building owner's obligations and what happens when they are not meeting these obligations?

The guidance also explains what "relevant buildings" are and who is regarded as a "Qualifying leaseholder".
